Property survey will guard against incessant litigation

Property survey has been identified as crucial to ensuring that all landed properties are well captured, established and represented on paper to guard against encroachment and litigation in the future.



Prospective land owners have therefore been advised to engage the services of a registered surveyor in order to get the land details properly documented.


The Archival secretary of the Association of private practicing surveyors of Nigeria, APPSN, Ogun State Branch, Surveyor Oyebanji Akinhanmi gave the advice while featuring on," The Surveyors and You" on ogbc FM on Wednesday.


According to him, property survey is a professional survey plan that is mandatory for all categories of land owners to possess adding that such survey plan must be attached with registrable instruments such as the C of O, deed of conveyance,deed of assignment, deed of mortgage and deed of sublist.


Surveyor Akinhanmi noted that people need the inputs of a professional surveyor even before and after they purchase any piece of land by getting some datas to ascertain if the land falls within government acquisition or whether there is a litigation on such a piece of land to avoid a future backlash.


Positing that surveying precedes other processes in ensuring proper land documentation, The APPSN Archival secretary enjoined Nigerians not be in haste to erect structures without the aid of a well certified survey plan noting that the cost of surveying a land is very affordable rather than patronizing quacks because of cutting cost.


On his part, the immediate past chairman of APPSN , Ogun State Branch, Surveyor Olalekan Taiwo noted that survey gives the true representation of a land structure on paper which serves as an indication of a meaningful development on a piece of land.


 Surveyor Taiwo added that some of the disadvantages of not having a proper survey plan include inability to establish land points and coordinates ,lack of dimension, boundary disputes and protracted litigation.

The guests equally want Nigerians to be mindful of those parading themselves as Surveyors in the society, advising them to always observe the deeds of survey, survey plan number ,survey date and year of issuance as well as the coordinates presented to them from any surveyor they engage.#
